Course Syllabus:

3.0 Required Subject Hours

We all know the importance of staying in compliance with Federal Fair Housing Laws. This course is designed to help make compliance easy by offering many helpful tips.

Have a compliance policy. Write a company policy specifically addressing Fair Housing issues. Have each licensee read and sign the policy, keep each signed copy in the licensees' personnel file.

Provide comparable service to everyone regardless of their race, color, religion, sex, national origin, familial or handicapped status. Have a company policy in place, which tells you exactly what is to be done for each person coming into your company. Having a checklist of what action is done is a wise idea.

Establish a tenant selection criterion to provide consistent treatment to everyone. Ask the same questions of everyone, and require the same documentation.

Take it upon yourself to have someone within the company be a designated Fair Housing Officer who will stay abreast of new information regarding Fair Housing issues and periodically report.

Develop a system for customer feedback, which will ask specific questions regarding the service and treatment of each customer and/or client. It is better to find out about any Fair Housing problems before the parties feel a need to seek legal counsel.

This course covers how a brokerage can easily comply with discrimination issues. Suggestions are given to aid in compliance, and illegal acts are discussed in detail.
