6.0 Elective Hours

The electrical system is a key component to any home and a key component in a home inspection. The most obvious elements of an electrical system are the electrical outlets, lights, and light switches. Outside the house, the electric meter and the overhead service wires to the meter represent the exterior elements of the electrical system to most people. Within the house, other key components within the structure connect the outlets to the electrical service. The electrical system is potentially dangerous. Only those skilled in the craft should do more than plug and unplug appliances or flip light switches.

The inspector's role is to be knowledgeable about the electrical system for proper operation, check key safety factors, and report any deficiencies in need of repair. Since most of the electrical system resides within the walls, floor, and ceiling, much of it is unavailable for inspection. The inspector has no obligation to inspect any elements other than those readily available for inspection. Those electrical system components available for access should be checked. But the inspector need only inspect a representative sampling of the outlets and switches for code compliance and proper operation.

This course will aid the real estate professional by providing a better understanding of the components of an electrical system and what the inspector will be checking for.
