Multiple listing services played a major role in the evolution of agency representation in the real estate transaction. Efforts among competing real estate brokerages to share information about each other's listings occurred gradually. Prior to the existence of the multiple listing service, the open listing agreement was widely used. Many brokerages with open listings were reluctant to share their information with others out of fear competing brokerages would contact the sellers to entice them to enter into an open listing agreement with their firm as well. Sellers could easily be sold on the advantages of having their property listed with more than one firm. Consequently, it was logical for a property owner to conclude that the more firms they listed their property with, the more exposure their property would receive. This practice affected potential buyers as well. It didn't take long for buyers to realize that if they really wanted to see all the properties on the market within their area, they had to visit many brokerages.
