Toxic mold is an increasingly important issue for real estate professionals. You may suspect hidden mold if a building smells moldy even when you cannot see the source. In some cases, indoor mold growth may not be obvious. It is possible that mold is growing on hidden surfaces. Some building materials act as vapor barriers, trapping moisture and providing a moist environment where mold can grow. Remember, although mold uses almost anything as a substrate or food source, mold does not grow without water. Mold follows the water, and water follows gravity.

During visual inspections, pay specific attention to stains or discolorations on ceilings, walls, and baseboard areas to pick up red flags associated with plumbing leaks and drainage problems. If you believe there is a hidden mold problem in a property in a real estate transaction you are handling, carefully word a written disclosure, advise all parties to the transaction, and advise them to hire an experienced professional. If hidden mold is discovered, the remediation plan must account for the total area affected by the mold growth.

Upon completion of this course, the real estate professional will be better working knowledge of mold and how to reduce their liability.
