If a client tells her broker to do something, does the broker have to blindly do it?

For example, an agent is listing a property and his client told him that the roof leaks but not to tell anyone. Real estate professionals are required to disclose known material defects. The duty of obedience extends to anything lawful; if it is unlawful you do not have to obey. What should an agent do if a client who requests that he withholds the fact of a known defect? If the broker has already accepted this client's listing, the broker may want to think about firing him/her. If the broker is thinking about listing the property, then he would want to reconsider because this potential client has revealed that he is dishonest. The broker would also wonder what else he hasn't revealed that could lead to serious problems in the future.

If you decide to take the risk in that situation, then you need to be doubly careful in everything else you do to be sure that you are not being unwittingly deceived in other areas. Here we have risk. How much risk do you want to take?
