3.0 Elective Hours.
Real estate professionals have to realize the importance of properly disclosing their agency relationships and must understand the reasons that proper agency disclosure has become so important to the practice of real estate. This course will help you identify situations that cause conflicts with regard to agency representation and describes methods for addressing representational conflicts. The real estate professional must understand the agency representation of the jurisdiction in which they are licensed, and be aware of the internal policies of the firm with which they are licensed for. They must be able to explain the agency representation requirements and policies to the clients and customers with whom they conduct business and be able to disclose properly the agency representation to those parties they do not represent. The real estate professional must act in a manner that fulfills their agency obligation to the client and must act on behalf of their client as if they were acting for themselves. For example, a real estate professional that represents buyers should make every effort to fulfill their obligations to the buyer by acting as though they were the ones purchasing the property. Upon completion of this course, you will have the knowledge needed to help you identify and avoid common agency mistakes.
