Fair Housing is a topic involving principles. Generally, from real estate professionals who begin Fair Housing study, they are looking for rules and want to know what the rules are for each and every situation they may encounter. Unfortunately, we do not have those kinds of answers for you. But what we do have are the Fair Housing guidelines, established by the federal Fair Housing Law, which will give us the basis for our professional conduct involving equal access to affordable housing for all people regardless of their race, color, religion, sex, national origin, familial status, or whether or not they are disabled.
Title VIII of the Civil Rights Act of 1968 prohibits discrimination in the sale, leasing, and financing of housing. When originally passed, the law prohibited discrimination based on race, color, religion, and national origin. The law was amended by the Housing and Community Development Act of 1974 to prohibit discrimination based on sex.
Our goal is to help clarify some of these basic principles and guidelines for you. Upon course completion, the real estate professional will be able to identify the protected classes under the federal Fair Housing Law. By identifying prohibited practices under the federal Fair Housing Law, you will be able to recognize advertising violations and inappropriate language.
