The seller can then remedy deficiencies before offering the home for sale, or anticipate and plan a sales negotiation strategy. A seller benefits by avoiding potential non-disclosure liability by having the buyer rely on the third party home inspector for facts material to the condition of the home.

The home inspection benefits the licensee in that it reduces the potential for an agent's non-disclosure liability. As before, it puts the onus of disclosure on the Home Inspector.
