You will be better prepared on comparative market analyses (CMAs), their use and what data should be collected prior to performing the analysis with this ce package. Emphasis is placed on the difference between a CMA and an appraiser. Details are discussed about the appraisal process, the role of the appraiser and the different types of appraisals. Licensees will learn about cost, value and price and their differences. Approaches to value are discussed such as the cost approach, income approach and comparable market approach. Zoning, encumbrances, liens, deed restrictions, easements, and comprehensive planning are also explained. Reviewing agency duties to clients and customers, circumstances, where a licensee should contact their managing broker and ethics as it pertains to dealing with others, will also benefit the consumer.
